Fixed vs Cost-Plus Quotes

Our fixed-cost quoting process offers a wide range of benefits when compared to traditional cost-plus quotes.

Fixed Quotes

Pros

  • Know the exact cost of the job from beginning to end
  • Provides a safer option as job costs cannot creep up due to being improperly quoted
  • Contractors have more incentive to make sure they capture all project details
  • Clients can still change or add to the job via a change order
  • Quality is held to a higher standard, and project schedule is easier to prioritize


Cons

  • Fixed pricing sometimes appears higher than cost-plus estimates upon initial bid. (however stats show cost plus quotes typically complete 25% or more over budget, at least 50% of the time)

Cost-Plus Quotes

Pros

  • Allows the freedom to change the job on the fly (which is usually encouraged, as this typically means more profit for the builder)

Cons

  • Contractors are not incentivized to keep costs down
  • Creates messy billing as the majority of work is done cost plus or hourly
  • Billing occurs after the job is completed and is not quoted beforehand
  • Contractors will make more money the longer the job takes
  • All costs are budgetary until the work is completed and the final bill may be higher than what was budgeted for the project
  • Contractors always estimate low and can cause the project to run out of funds, if each discipline ends up costing more than originally estimated

Our 5 Step Quoting Process

Step One

Book your first consultation to make sure we’re a good fit for your project.    

Step Two

Schedule a site visit to discuss your project in further detail, and we will conduct a site measurement for materials and products.

 

Step Three

You will receive an outline of the scope of work, and initial pricing. *Initial pricing will include assumed pricing for materials, until the details of the project and materials are finalized.*

 

Step Four

Once the scope of work is approved, we will require a 1% retainer of the initial pricing. A trade day will then be scheduled for the full detailed scope of work.

Step Five

A final scope of work will be presented, and the retainer fee will be applied to the final cost as a credit, before signing the contract documents.
