High-Quality Residential and Commercial Renovations and Restorations
Whether you want to update your home or your business space, there’s no job too big or too small for our team to take on. We work closely with every client from the first walkthrough to the final punch list, and the projects below are a real sample of what that partnership looks like across the region we know best: Vancouver, Burnaby, Coquitlam, Surrey, Langley, Richmond, and New Westminster.
If one of these projects looks like the renovation you’ve been picturing, or if you have something unique in mind for your project, we’d like to hear about it. Every job we take on starts with a conversation about scope, budget, and timeline, and we quote every project on a fixed-budget basis with a structured payment schedule so you know what to expect before we start. Contact us or book a free consult to talk through your project.
It depends heavily on scope. A cosmetic update, such as new countertops and cabinet fronts, moves much faster than a full layout change that involves relocating plumbing or gas lines and waiting on custom cabinetry. We’ll walk you through a realistic timeline for your specific project once we understand what you’re hoping to change.
Often, yes. Relocating plumbing fixtures, adding a bathroom, or changing electrical circuits typically requires permits and inspections in the Lower Mainland, even for projects that look straightforward on the surface. We handle the permit application as part of our design and permit package so you don’t have to track down the right forms yourself.
A compliant secondary suite needs specific fire separation between floors, a minimum ceiling height, proper egress windows, and smoke and carbon monoxide detection. Underpinning is often part of this conversion if the existing ceiling height doesn’t meet code, which is why we handle both the structural and permit sides of these projects together.
Yes. We stage many residential projects, particularly kitchens and bathrooms, so homeowners can continue living in the house through construction. We’ll talk through what that looks like for your specific project during the quoting process.
Because we quote projects on a fixed-budget basis, we build a reasonable contingency into the estimate rather than surprising you with a stream of change orders. If something significant turns up, like water damage or outdated wiring, we’ll walk you through the options before any additional work happens.
Yes, our in-house design team handles design and permit packages for additions, conversions, and larger renovations, so you’re working with one team from the initial drawings through the final walkthrough rather than coordinating a separate architect and contractor.
