Bathroom Renovations in the Lower Mainland

Give Your Bathroom the Update It Deserves.

Ten minutes after the shower ends, the mirror is still fogged and the paint near the ceiling has started to peel. Sound familiar? Problems like these are common in Lower Mainland homes, where many bathrooms date back decades. Renovating gives you a room that drains properly, dries quickly and suits the people who use it, without the upheaval of selling and starting over elsewhere.

At Norum Construction & Renovations, we take a bathroom from a rough idea to a finished room. Before we quote anything, we come to your home, measure the space and check the condition of the floor, walls, and plumbing. That gives us what we need to price the whole job at a fixed cost instead of guessing.

Bathroom work we take on:

Plan a Bathroom That Fits Your Daily Routine.

Think about a typical weekday. Who showers first, and where do the towels end up? Answering questions like these shapes the design more than any tile sample does. A second vanity might fix a crowded morning, while a roomier shower and a warm floor might matter more to someone who wants a calmer evening. Designers and project managers on our team work alongside the tradespeople who will build the room, so what appears on the drawing can actually be built.

Get the Details Behind the Walls Right.

Grout and tile look waterproof, but they are only the surface. What lasts is the membrane, the slope, and the drain connection underneath, and we settle those details before any tile goes up. Relocating a toilet or shower is a bigger job than it looks, since drains, vents, and permits all come into play, so it is worth deciding early.

When Is It Time to Renovate Your Bathroom?

Small bathroom problems rarely stay small. A slow leak can soak a subfloor for months before anyone notices, and a weak fan lets humidity settle into the walls. Renovating your home is often the only way to fix the cause rather than the symptom. Once the walls are open, old plumbing and wiring can be brought up to current standards, and a refreshed bathroom tends to catch the eye of future buyers too.

Safer Showers and Accessibility Support.

Plenty of homeowners want a bathroom that will keep working as they age. Over one in five British Columbians is 65 or older, and a shower with an easy entry and securely anchored grab bars helps people of every age without giving the room a clinical look. Certain accessibility work may qualify for provincial or federal tax credits and rebates. Rules and limits shift from year to year, so we are happy to go over what is currently available while we plan your project.

How We Quote Your Bathroom Renovation.

A bathroom packs plumbing, electrical work, waterproofing, and tile into a small footprint, so a vague estimate rarely survives contact with the job. We build every quote around a detailed scope, and you choose between two pricing methods.

Two Ways to Price Your Bathroom

Fixed cost: one number covers the full scope of work and is set before construction starts. The industry is full of lowball bids that end up 30% to 50% higher by completion, and a fixed-cost quote exists to prevent that. Anything you add later goes through a change order, so you see the effect on your budget before saying yes.

Cost-plus: you pay the actual cost of labour and materials plus a builder’s fee. That keeps things flexible when details are still being worked out, though the final total and the schedule are harder to predict.

Five Steps From First Call to Signed Contract

Step One

Consultation: Book a free consultation to tell us about your bathroom and confirm we are the right fit.

Step Two

Site visit: We come to your home, measure the room and talk through the project in detail.

Step Three

Scope and initial pricing: You receive a written scope with preliminary pricing, using placeholder material costs until you finalize your selections.

Step Four

Retainer and trade day: After you approve the scope, we collect a retainer of 1% of the initial price and hold a trade day to go through every detail of the work.

Step Five

Final scope and contract: We present the final scope, credit your retainer toward the total and sign the contract documents together.

Payments follow a schedule you will see up front, with one for the design and permit phase and another for construction. Should demolition reveal an unexpected problem, we look for a fix that stays within your budget.

Why should I trust you with my bathroom?

We are family-owned and have worked with Lower Mainland homeowners for more than 25 years. You get a fixed-cost quote, a written scope, and a team that keeps you updated.

Price varies with room size, how much the layout changes, the fixtures you pick, and the amount of plumbing and electrical work involved. We would rather measure than guess, so the first real number comes after a site visit and a detailed scope.

Timing depends on the scope, permits, and delivery of items such as fixtures and custom glass. In a bathroom each trade waits on the one before it, so we lay out the expected schedule with you in the scope of work.

Usually, yes. The house stays livable, but you will be without that bathroom for a time, so line up another one to use. We will give you a realistic idea of how long before work starts.

Yes. The tub comes out and a walk-in or low-threshold shower goes in, with proper waterproofing, a new drain and solid blocking for grab bars. If you are unsure whether to keep a tub for family use or resale, we can talk it through before the design is final.

It depends on your municipality and what is changing. Moving a wall usually calls for a building permit, while relocating plumbing or adding wiring can require separate approvals. Swapping a sink or toilet in the same spot is exempt in some places. We handle the applications and inspections as part of a design and permit package.

Strata corporations generally require written approval before work that affects common property, and many have their own rules on work hours and elevator bookings. We can help you work out what your strata is likely to ask for.

Older homes can hide water damage or materials such as asbestos. Where a home predates 1990, we identify hazardous materials before demolition begins, and if something else appears once the walls are open, we work with you on a solution that stays within budget.
