Kitchen Renovations in the Lower Mainland

Build the Kitchen Your Home Has Been Missing.

The kitchen is where your mornings start and where friends end up at every gathering. When it no longer works for your household, a well-planned renovation can fix that without asking you to leave the neighbourhood you chose. From East Vancouver to Maple Ridge and Surrey, Lower Mainland homeowners are reworking the kitchens they have instead of moving on.

At Norum Construction & Renovations, we handle kitchen renovations from the first sketch to the final stages of construction. We start with a site visit and a close look at what sits behind the walls, then put together a fixed-cost quote for the full job.

Our kitchen renovation services include:

Design a Kitchen Around the Way You Live.

Every kitchen renovation starts with a simple question: what do you want this room to do for you? Some households want an open plan where the cook stays part of the conversation. Others need a pantry that actually holds the groceries and counter space for two people to work side by side. Our in-house team manages every stage. Designers and project managers work alongside experienced tradespeople, so decisions about layout and finishes are made with construction in mind.

Rework the Layout, Not Just the Finishes.

A fresh coat of paint cannot fix a kitchen where the fridge door blocks the walkway. When we plan a layout, we look at how you move between the sink and the cooktop, whether the aisles are wide enough for two cooks and, if a wall needs to come out, whether it carries load. Moving plumbing or gas lines affects permits, scheduling and cost, so we flag those decisions early.

Why Renovate Your Kitchen?

Few rooms work as hard as the kitchen, so small frustrations add up quickly. A home renovation also lets you deal with what you cannot see. Older Lower Mainland homes may have outdated wiring or worn plumbing, and with the walls open, those systems can be brought up to current standards. Updated kitchens tend to appeal to future buyers, so a well-planned project supports resale value as well as everyday comfort.

Accessible and Multigenerational Kitchen Incentives.

More households are planning kitchens that will still work for them in twenty years, and practical features such as lower counters and hands-free faucets make a kitchen safer and easier to use at any age. Some accessibility-focused work may qualify for provincial and federal tax credits and rebates, and a suite with its own kitchen for an eligible family member may qualify as well. Programs and eligibility rules change, so our team can talk through current options during planning.

Our Kitchen Renovation Quoting Process.

Price is often the first worry homeowners raise when planning a kitchen. Our quoting process puts the full picture in front of you before you commit, and we offer two ways to price your project.

Fixed Cost or Cost-Plus

A fixed-cost quote sets one price for the entire job before construction begins. It protects you from the low opening bids that can end up 30% to 50% higher by the end, and any changes you request later are handled through a change order. A cost-plus quote bills the actual cost of the work plus a builder’s fee. It offers more flexibility, but the total cost and timeline are less predictable.

Our 5 Step Quoting Process

Step One

Book your free consultation: Tell us about your kitchen and what you would like to change.

Step Two

Schedule a site visit: We take measurements and discuss the project in more detail.

Step Three

Review your scope and initial pricing: Material costs are based on assumed pricing until your selections are finalized.

Step Four

Approve the scope and book your trade day: We ask for a retainer of 1% of the initial pricing, then schedule a trade day to work through the full detailed scope of work.

Step Five

Review the final scope and sign: Your retainer is applied to the final cost as a credit before we sign the contract documents.

Payments follow a structured schedule set out in advance, with separate schedules for the design and permit phase and for the renovation itself. If something unexpected turns up, we work to find solutions that fit within your budget.

Frequently Asked Kitchen Renovation Questions

What makes you a trusted kitchen renovation contractor?

We are a family-owned and operated company with more than 25 years of experience serving homeowners throughout the Lower Mainland. We provide fixed-cost quotes and keep communication clear at every stage.

The cost depends on the size of the room, how much of the layout is changing, the materials you choose and how much plumbing, electrical and structural work is involved. The most reliable number comes from a site visit and a detailed scope of work, which is where our quoting process starts.

A fixed-cost quote sets one price for the full scope of work before construction begins. If you decide to change the plan later, a change order shows you the cost before you approve it.

It depends on the scope, permit requirements and how long your cabinetry and materials take to arrive. Some items can be made off-site while demolition is underway, and we review the expected timeline with you as part of your scope of work.

In many cases, yes. The kitchen will be out of service for a period, so we help you plan a temporary setup that keeps daily meals manageable.

Requirements vary by municipality and by the scope of work. Structural changes typically need a building permit, and moving plumbing or installing a gas range often needs its own. Our design and permit packages cover the applications and inspections.

If you live in a strata, you generally need written approval before altering common property, and many stratas set their own rules for work hours and elevator use. We can walk you through what your strata is likely to ask for.

On older homes, we identify hazardous materials before demolition so your plan accounts for them from the start. If something else turns up behind the walls, we work with you to find a solution that fits your budget.
